The Client’s Trusted Construction Phase Intermediary and Liaison

As the “nuts and bolts” member of the Client’s Project Team, L&M will serve as the “boots on the ground” construction intermediary and liaison on the project site during the Construction Phase. This vital role deals with the day-to-day issues between the Client, Architect, and prime contractors to ensure your project is completed safely, efficiently, within the project budget, and in accordance with the contract documents.

Starting Your Construction Manager Early to Keep Costs Low

To ensure that your project is completed on schedule and within budget, L&M recommends hiring the Construction Manager as soon as possible. This will warrant that plans and documents are thoroughly reviewed via constructability review before they are submitted to DSA.

Keeping change order costs down to protect our Client’s best interests is our objective throughout the lifespan of your project and starting in the Preconstruction Phase is the best way possible.

Preconstruction Services

Added value through preconstruction services for a building’s strength and integrity is only as good as its foundation and the key to success is starting out on the right foot. L&M believes that preconstruction services are a must and prides itself as being one of the best providers of these services. From the very start L&M will integrate with the Project Team to review and discuss the project’s program and design to become familiar with the pre-established parameters. During preconstruction, L&M reviews the documents and plans to ensure that the Architect’s design conforms to the Client’s requirements of the project for quality and budget.

L&M monitors the document development and updates the Client and all team members as required to ensure project progress and budget are maintained. If the groundwork has not been planned and conducted with precision, failure is right around the corner. The fact that all of L&M’s projects have opened on schedule, without litigation, and with minimal non-owner-initiated change orders is a testimonial to the quality of our preconstruction services and teamwork. L&M staff engages in project meetings as an active participant in these discussions and decision-making. We rely upon our experience, education, and knowledge to become an asset from the onset of our involvement with the project as directed by the Client.
